INSTALLATION STEPS:
# disconnect from internet ( not mandatory but will be helpful)
# Install Max SEA by ruining the "Click me to Install_v2.1.2" file in the "USB_IMAGE_MXTZ_PRO_v2.1.2" folder
# run the "Keygen Universel" using Windows 7 (windows 10 could be used at this step but will not works for next )
# select version in drop-down menu.
# Generate TO
# Fill generated value into MaxSea installation wizard
# proceed with installation the SC vill be generated
# fill the SC into Keygen vindow and generate AC (windows 7 or similar is required Win10 wil not work)
# fill this AC into Max sea installation and proceed
# Generate UM for Plot version, skip map unlock codes
Result : Successful installation - you can enable Internet connection
